An amendment of mechanics lien is a document that is filed after a mechanics lien is filed in order to change or correct something on the lien itself.

To put it simply, it modifies the original lien. But nothing is very simple in the mechanics lien world, and neither are lien amendments. Not every state allows lien amendments, and those that do often limit what can be changed. In some circumstances, an amendment is not enough to correct a mistake in an originally filed lien. For instance, if the wrong property is identified in the original lien, the lien will probably have to be removed and a whole new lien filed.

In most cases, though, typos, incorrect information or changes that took place after the original lien was filed can be handled through a lien amendment. The changes made in an amendment ensure that the lien itself is accurate, strengthening its effectiveness.

Generally anyone who can file a lien is eligible to file an amendment. However, there are restrictions on what can be changed in a previously filed lien, including the timing of when one can be filed. While some states permit changes to a lien at any time and are fairly liberal as to what can be changed, other states allow only certain modifications and only within a defined time period.
